Is it better to rent or buy a flat in India?

It depends on how long you stay, the price-to-rent ratio in the locality and what your savings could earn. In many metros a flat's yearly rent is only 2–3% of its price, so renting and investing the difference often comes out ahead unless you stay many years.

Does the calculator include stamp duty?

Yes. Stamp duty and registration are part of the buying costs (about 5–7% by state, plus 1% registration); change the figure for your state.

Are home loan tax benefits included?

No. Income tax deductions on home loan interest and principal, and HRA, are left out to keep the comparison simple.
