Know what you're signing before you sign
Snestico's Lease Checker reads a residential lease, uploaded as a PDF, photos of the pages or pasted text, and explains its key terms in plain English: rent and late fees, the lease term and renewal, ending early, the security deposit, fees, utilities, repairs, landlord entry, guests, subletting, pets, parking, insurance, move-out and any arbitration or waivers, each with the lease's own wording.
It points out red flags such as waiving the landlord's duty to keep the home livable, entry without notice, automatic renewal, a non-refundable deposit or confession of judgment, and checks the deposit, late fee and entry notice against the renter's state law where the law sets a number. Renters get questions to ask the landlord and polite wording for changes to request before signing.
Saved checks get the lease assistant: a verdict tailored to the renter ("Looks fair", "Negotiate first" or "Think twice"), answers to questions grounded in the lease's own text, plain-English explanations of any clause, a ready-to-edit message asking the landlord for changes, a move-in cost breakdown, key dates with calendar reminders, a side-by-side comparison of two leases, and the results translated into languages such as Spanish, Chinese, Hindi, Korean, Vietnamese and Arabic.
Upload your lease as a PDF or photos. Snestico explains the key terms in plain English, points out red flags, checks the numbers against your state's law, adds up what it will cost and helps you ask your landlord for changes.

What you get
Key terms in plain English
Rent and due date, late fees, the lease term, renewal and notice, ending early, the deposit, other fees, utilities, repairs, landlord entry, guests, subletting, pets, smoking, parking, insurance, move-out cleaning, arbitration and waivers, each with the lease's own wording.
Red flags, most serious first
Waiving your right to a livable home, entry without notice, paying for every repair, steep late fees, automatic renewal, a "non-refundable deposit", joint and several liability, confession of judgment, one-sided attorney fees.
Checks against your state's law
The deposit against your state's limit and return deadline, and the late fee, grace period and entry notice where the law sets a number. Where we aren't sure of the law, we say "check your state's law" instead of guessing.
What to ask, and what to change
Questions for the landlord and polite wording for changes you could request before signing, ready to copy.
What it will really cost
What's due at move-in and every month, from the amounts in your lease: first month's rent (prorated only if the lease says so), deposit, pet, parking and other fees. Anything the lease doesn't price is listed to ask about.
Key dates and reminders
When the lease ends, the last day to give notice, rent due and late-fee dates. Add them to your calendar, and turn on reminders by email and in the app.
Then let Snesty help
Save a check to your account and the lease assistant works from it. It answers from your lease and its checks only, and it can still be wrong: read the lease itself before you sign.
A verdict for you
"Looks fair", "Negotiate first" or "Think twice", with the three reasons that matter most. Tell us a little about you (pets, roommates, how long you'll stay) to tailor it. A serious problem the plain checks found can never be called fair.
Ask about your lease
"Can I end the lease early?", "Who pays for repairs?" Answers come from your lease only, with its own wording. If the lease doesn't say, Snesty tells you. "Explain" on any clause: what it means, whether it's normal and what to ask.
A message to your landlord
Pick what you want changed, friendly or firm, email or text, and Snesty drafts it. Edit it, copy it or open it in your email app; Snestico never sends it for you.
Compare and translate
Put two leases side by side on rent, deposit, fees, totals and red flags. Read the results in Spanish, Chinese, Hindi, Korean, Vietnamese, Arabic and more, with legal terms kept in English.
Your lease stays yours
- Your file is read once to get the text, and never stored
- Results are saved to your account only if you choose (on by default)
- Delete a check, and the text we read from it, at any time: its conversation, translations and reminders go with it
- Only you can see your checks
Free for now
Lease checks and the assistant are free while payments are being set up (with a fair-use limit of 30 assistant requests a day). Later, one check a month stays free and the Move Pass includes more.

Got a lease to sign?
Check it before you sign: changes are easiest to ask for before anyone has signed.

Common questions
What does the Lease Checker look for?
The terms that matter most to renters, in plain English, and the clauses that often cause trouble: waiving your right to a livable home, entry without notice, paying for every repair, steep late fees, automatic renewal with a long notice period, a non-refundable deposit, joint and several liability, confession of judgment and one-sided attorney fees.
How does it check my state's law?
For the deposit limit and return deadline, and for late-fee caps, grace periods and entry notice in states that set a number, it compares the numbers in your lease with the statute using plain arithmetic, not the AI's opinion. Where we are not sure of the law, it says "check your state's law" instead of guessing.
Is my lease stored?
Your file is read once to get the text and is never stored. The text and results are saved to your account only if you choose (you can also save a check afterwards to use the assistant), and you can delete a check at any time: its text, conversation, translations and reminders go with it. Only you can see your checks.
Can the AI make mistakes?
Yes. It can miss or misread a clause, especially in blurry photos, so every quote it shows is checked against your lease's text and anything we couldn't match is marked. Read the lease itself before you sign.
Is this legal advice?
No. It is general information to help you read your lease. For a serious problem, contact a local tenant rights organization, legal aid office or an attorney.
Can I ask questions about my lease?
Yes, on a check saved to your account. Ask things like "Can I end the lease early?" or "Who pays for repairs?" and Snesty answers from your lease, its analysis and your state's checks only, showing the lease's own wording when it can find it. If the lease doesn't say, it tells you plainly. It can still be wrong, so read the lease itself before you sign.
What is the verdict?
A short call on the lease for you: "Looks fair", "Negotiate first" or "Think twice", with the three reasons that matter most and what would change it. Telling us about pets, roommates or how long you'll stay is optional and tailors it. A serious problem found by the plain checks, like a deposit over your state's limit, can never be called fair.
Will Snestico message my landlord?
No. Snesty drafts a polite message asking for the changes you pick, friendly or firm, as an email or a text. You edit it, copy it or open it in your own email app and send it yourself.
Can I see the results in another language?
Yes. The summary, verdict, red flags and questions can be translated into Spanish, Simplified Chinese, Hindi, Korean, Vietnamese, Arabic, Portuguese, Telugu, Tamil, Bengali, French, Japanese and other languages, with legal terms kept in English in brackets. The English results are the ones checked against your lease.
How much does it cost?
It's free while payments are being set up, with a fair-use limit on assistant requests (30 a day). After that, one lease check a month stays free with five assistant requests per saved lease a month, and a Move Pass includes ten checks and 100 assistant requests.
