Snestico Privacy Policy

How Snestico collects, uses, shares and protects your personal information: account and profile details, listings and roommate preferences, messages, payments processed by our payment providers, and data collected automatically when you use the app.

It lists the service providers we use, explains the cookie banner (analytics and advertising only with your consent), the Snestico apps, how long we keep data (while your account is open; deleted with it, except unlinked order records and safety reports), where it is processed, children's privacy, and your rights to access, correct, get a copy of or delete your information.

We advertise on Google: only if you allow Advertising cookies, the Google tag records visits from our ads and actions such as searches, saved homes, sign-ups and purchases (with your Snestico account ID, never your name, email or phone) to measure our ads. Information We Collect

What we collect depends on what you use. Everything below is used to run Snestico for you.

Your account

  • Name, email address, profile photo and how you sign in (email code, password or Google), through our sign-in provider Clerk
  • Phone number, if you add one

Your profile and roommate preferences

  • What you put on your profile: photos, about you, occupation, budget, move-in dates and areas
  • Gender and age, if you give them (they are used for roommate matching and the filters you set)
  • Your lifestyle answers (cleanliness, schedule, pets, food and the rest), used to score matches
  • Your home city and, only if you allow it in your browser, your location (to show homes and people near you)

What you post and send

  • Messages to other members and group chats
  • Video calls: who called whom and when (start, answer and end times). Calls are live and are not recorded
  • Listings, marketplace items, community posts, comments, events, reels and their photos and videos
  • Reports you file about a member, listing or post, and what they say
  • Lease Checker: the lease you upload (a PDF, photos or pasted text) is read and sent to OpenAI for the analysis. The file itself is not stored. The text we read and the result are kept only if you save the check
  • Deposit Protection Kit: your move-in and move-out photos (in private storage, shown only through links that expire), checklists, deposit details, and the landlord details you enter for the report and demand letter
  • Scam Check: what you paste in, which can include another person's phone number, email address or listing link (for example a landlord's or seller's). It is kept with your check. If you report a scam, that phone number or email is flagged so other members checking the same contact see "reported by" counts
  • Verified badge: the ID document you upload. It is checked by Snestico's own staff (not an outside verification service), kept in private storage, and shown to reviewers only through links that expire after a few minutes

Searches and saved things

  • Your searches (your 20 most recent are kept), saved searches and home-hunting agents (the criteria you set), saved homes and saved roommates
  • What you ask Snesty, our AI assistant

Device and usage

  • IP address, browser and device type, kept by our hosting providers' logs and recorded by us when you accept the Terms, send the contact form, or use AI search as a guest (for the daily guest limit)
  • A daily visit record and "last seen" time while you're signed in, and whether you're online now (shown to members you chat with)
  • Alerts: if you turn them on, your browser's push subscription (Web Push) or, in the iPhone app, your device's Apple push token
  • Analytics and advertising cookies only if you allow them (see Cookies and Analytics)

Payments

  • If you buy something on the website, Stripe collects your card details on its own page. We never see or store full card or bank details
  • We keep an order record: what you bought, the amount, the currency, its status (paid, refunded, disputed) and the dates, and any sales tax charged. Order records are kept after you delete your account, without your name or account, for accounting and tax

Keep members safe

  • Review ID documents for the Verified badge
  • Review reports, remove listings and accounts that break the Terms, and limit abuse (for example rate limits by account or IP address)

Improve Snestico (only with your consent for analytics):

  • Count visits and see which pages and steps work, with Google Analytics, Mixpanel and Microsoft Clarity

Measure our ads (only with your consent for advertising):

  • Tell Google which of our ads led to sign-ups and other actions (see Cookies and Analytics)

We don't use your data to train AI models, and we don't sell your personal information.

Who We Share It With

Other members

  • Your profile, listings, posts and the messages you send are seen by the members you share them with. Your email address and phone number are not shown to other members unless you put them in a message or listing yourself

Service providers (they process data for us, under their terms, and not for their own purposes, except where noted):

  • Clerk: sign-in and accounts
  • Supabase: our database and file storage
  • Render: hosting for the website and the API (Render's network runs through Cloudflare)
  • Resend: sending our emails
  • Zoho Mail: the support@snestico.ai mailbox (your emails to us and our replies)
  • OpenAI: AI answers for search, Snesty, Scam Check, the Lease Checker and message drafts (the text you type or upload). Under OpenAI's API terms it isn't used to train their models
  • LiveKit: video calls and live chat delivery. If a call can't connect, "Use backup call" opens a Jitsi room on meet.ffmuc.net, a community-run server, only if you choose it
  • Stripe: payments (only if you buy something)
  • Listing and place sources: SerpApi and RapidAPI (Realtor.com and Redfin data), ATTOM (US property records) receive the search area and filters, not who you are
  • Maps and places: OpenStreetMap services (Nominatim for addresses, Photon by Komoot for place search, OSRM routing for commute times) receive the places you search. Google Maps shows the map on some pages; when it loads, Google receives your IP address and may set its own cookies. If you allow location and your browser can't give it, ipapi.co looks up an approximate location from your IP address
  • Push alerts go through your browser's push service (for example Google's for Chrome, Mozilla's for Firefox, Apple's for Safari) or Apple Push Notification service in the iPhone app
  • Only with your consent: Google Analytics, Mixpanel and Microsoft Clarity (analytics), and Google Ads (advertising). See Cookies and Analytics

For legal reasons

  • When the law requires it, or to protect members' safety and our rights

We don't sell your personal information. Sending visit and action data to Google for ad measurement can count as "sharing" for cross-context behavioral advertising under some US state laws; it only happens if you allow Advertising cookies, and you can turn it off at any time (see Your Privacy Rights).

Cookies and Analytics

When you first visit, a banner asks what you allow. Until you choose, only strictly necessary storage is used, and no analytics or advertising script is loaded. You can change your choice any time with "Cookie settings" at the bottom of every page.

Strictly necessary (always on)

  • Your sign-in session (Clerk), the site you're on (US or India), your dark mode setting and your cookie choice itself

Analytics (only if you allow it)

  • Google Analytics 4: visits, pages and actions, and page speed measurements
  • Mixpanel: the steps you take on Snestico (searches with emails and phone numbers removed, homes viewed and saved, your roommate profile and matches) and, when you're signed in, your Snestico account ID. Never your name, email or phone number
  • Microsoft Clarity: how pages are used (clicks, scrolling), to find what's broken

Advertising (only if you allow it)

  • Google Ads, through the same Google tag: which of our ads led to a visit, and actions on Snestico (sign-ups, sign-ins, searches without the words you typed, homes viewed or saved, messages started, contact clicks, viewing requests and purchases on the website with the order number, product and price). When you're signed in, your Snestico account ID (a random identifier). Never your name, email address or phone number
  • Google uses this to report which of our ads work and to show our ads to people likely to find Snestico useful, under Google's privacy policy ( https://policies.google.com/privacy ) and https://policies.google.com/technologies/partner-sites

How it works

  • We use Google Consent Mode: Google's analytics and ad storage start as "denied" and change only with your choice. Without Advertising consent, ad data is redacted
  • Events from before your choice are sent once if you allow them, or thrown away if you don't
  • Your choice is kept in this browser and we ask again after 12 months or when we add a new kind of cookie
  • Global Privacy Control: if your browser sends it, Advertising stays off whatever you choose, and the banner says so
  • You can also block or delete cookies in your browser; the site keeps working, though you'll need to sign in again

Snestico Apps

The Android app opens the Snestico website in Chrome, and the iPhone app shows the same website. What's collected in the apps is what the website collects, as described here, with the same cookie banner.

  • Camera, photos, microphone, speech recognition and location are used only when you use a feature that needs them (a photo upload, a video call, voice search, "near me"), after your phone asks you
  • Alerts: if you turn them on, the app's push token is saved with your account so we can send them
  • The apps themselves add no tracking or advertising code. Analytics on the website inside them run only with your consent, and in the iPhone app Advertising stays off whatever you choose (no ads measurement, no App Tracking Transparency prompt)
  • Nothing can be bought inside the apps; purchases are on the website

How We Keep Your Data Secure

  • Everything travels over HTTPS (TLS)
  • ID documents and deposit photos are in private storage, shown only through links that expire
  • Staff tools are limited to Snestico's staff accounts
  • Card and bank details are handled by Stripe (PCI DSS compliant), never by us

No method of sending or storing data over the internet is 100% secure. If a breach affects you, we will tell you and the authorities as the law requires.

How Long We Keep Your Data

While your account is open

  • We keep what you've added until you delete it or your account. You can delete messages, listings, posts, saved items, checks and hunts yourself
  • Search history: your 20 most recent searches
  • An unsaved Lease Checker result is not kept; the lease file itself is never stored

When you delete your account

  • Your account and everything that belongs to it (profile, photos and files, your messages, listings, posts, searches, checks, alerts, visit records and push subscriptions) are deleted at once, and so is your Clerk sign-in
  • Kept: order records, without your name or account (for accounting and tax), and safety reports you filed, without your identity, so our team can still act on them
  • Also kept: emails you sent to support@snestico.ai , the record of staff actions, our list of email addresses that bounced or complained (stored scrambled), and guest AI limits counted by IP address
  • In a conversation, the other person keeps their own side; groups other members still use stay for them, without your account

Backups

  • Our database and hosting providers keep backups for a limited time and replace them on their own schedule, so deleted data leaves the backups when they roll over

Your Privacy Rights

Everyone can

  • See and correct your profile in Dashboard → Profile
  • Delete your account and its data in the app (see above)
  • Ask for a copy of your data: email support@snestico.ai and we'll send it within 30 days
  • Withdraw consent to analytics or advertising at any time with "Cookie settings"

California and other US states with privacy laws:

  • Right to know what personal information we collect, use and disclose, and to get a copy
  • Right to delete and to correct it
  • Right to opt out of the sale or sharing of your personal information: we don't sell it. To opt out of "sharing" for ads, reject Advertising in "Cookie settings", use "Your Privacy Choices" at the bottom of every page, or turn on Global Privacy Control in your browser (we honor it automatically)
  • We don't use sensitive personal information to infer things about you
  • We won't treat you differently for using these rights
  • We answer verified requests within 45 days; an authorized agent can make a request for you

To use any of these rights, email support@snestico.ai from the address on your account. If you're in the EU, UK or another country with its own privacy law, you have the rights that law gives you, including complaining to your data protection authority.

Where Your Data Is Processed

Snestico, Inc. is in the United States, and our database, storage, hosting and most of our providers are in the United States. Some providers (for example the email, push and map services) work worldwide. We rely on our providers' data processing terms for these transfers.

Children

Snestico is for people 18 and older (see our Terms). We don't knowingly collect data from anyone under 18. The site is not directed at children under 13.

If you believe a child has given us personal information, email support@snestico.ai . We will delete the information and close the account.

Updates to This Privacy Policy

We may update this Privacy Policy from time to time to reflect changes in our practices or for other operational, legal, or regulatory reasons. We will notify you of any material changes by posting the new Privacy Policy on this page and updating the "Last updated" date.

Common questions

Who can see my phone number and email?

Messaging with roommates and sellers happens in the app, so you only share your own contact details when you choose to. Listing agents' contacts are shown to signed-in members only.

Does Snestico use my location?

Only if you allow it. With your permission, your location helps show nearby listings and roommate matches; you can decline and search by typing a place instead.

Who do I ask about my data?
